Apartments & Floor Plans

At Residences at Hardin Valley, we offer three and four-bedroom townhome layouts, each with two-and-a-half bathrooms, open-concept living spaces, and a private attached garage, giving you the room to spread out, entertain, or set up a home office. You can see every option on our Floor Plans page.

At this time, we do not provide furnished townhomes. Every home is move-in ready with stainless steel appliances, shaker-style cabinets, and quartz countertops, so it's easy to make it your own from day one.
Pricing & Fees

Your security deposit is determined during the application process based on credit, and can range from $500 up to one month's base rent. You'll know your exact amount before you sign your lease. If you have any questions about the process, our leasing team is happy to answer them.

Utilities are not included in your base rent. This keeps you in control of your usage and lets you set up service in your name from the start.

AT&T is the only internet provider available at Residences at Hardin Valley. Every townhome has AT&T 1 gig fiber internet, included in your monthly Community Fee, so you're connected from the moment you move in.

Paying rent is easy. You can pay anytime through your Resident Portal, or bring a check by the leasing office during office hours.

Yes, we have one monthly Community Fee of $112.00 that goes toward keeping Residences at Hardin Valley well cared for. It covers:

We'd love to show you around! Personal tours are available six days a week, and self-guided tours are available too, so you can see the community at your own pace. You can book a guided tour or start a self-guided tour online, give us a call, or simply stop by. We can't wait to welcome you to Residences at Hardin Valley.
Application and Leasing

You can start on our Floor Plans page, where you can use the interactive property map or browse the available layouts below. Once you find a home you like, click "Get a Quote" to see all the information, then hit "Apply Now" to move through our secure online application process. If you'd rather have help along the way, we're also happy to set up a personal appointment to guide you through applying online.

Yes. All applicants over the age of 18 must complete an application and pay a $65.00 application fee, which helps us carefully review each application that comes through.

You'll need a valid photo ID, such as a driver's license or passport, along with proof of income and any other supporting documents we may request.

Applicants must have a gross monthly income equal to or exceeding three times the monthly base rent.

Our lease terms range from 13 to 18 months, giving you the flexibility to choose a timeline that fits your plans. Available terms are subject to change, so ask our team about what's currently open.

For the comfort of everyone who calls Residences at Hardin Valley home, subleasing is not permitted.

Renter's insurance is not required at Residences at Hardin Valley, but we highly recommend it. It's an easy way to protect yourself and your belongings.

We're so glad you're staying! Lease renewal notices are sent out 90 days before your current lease ends, giving you plenty of time to review your options and choose what works best for you.

Pets

Yes! Residences at Hardin Valley is a pet-friendly townhome community in Knoxville, TN, and we welcome up to two pets per home.

Here's a quick breakdown of our pet fees:
One-time pet fee: $350 for the first pet, $150 for the second pet
Monthly pet rent: $35.00 per pet

We welcome pets up to 100 lbs, with a few breed restrictions for breeds the AKC recognizes as aggressive. Give our leasing team a call, and we're happy to talk through your pet's breed and size.

Every home includes a private, fenced-in backyard for your pet to enjoy, and we're excited to be adding two dog parks to the community.
Amenities and Facilities

Life at Residences at Hardin Valley gives you plenty of ways to enjoy the community throughout the day, from swimming laps in our resort-style pool to a workout in our fully equipped fitness center, or a stretch of trail for jogging and cycling right outside your door. Every townhome includes its own full-size washer and dryer, so laundry day happens right at home.

At this time, we do not have a dedicated bike storage area on site. If storage is a priority for you, ask our leasing team, and we can point you toward nearby options.

Yes. Every townhome comes equipped with AT&T 1 gig fiber internet, included in your monthly Community Fee, so working from home, streaming, and everything in between happens without a hitch.
Parking

Parking here is easy. Each townhome comes with its own private driveway, and extra parking is available near the mailbox area and amenity center at no additional cost.

We're happy to welcome your overnight guests at Residences at Hardin Valley, with no restrictions in place.

EV charging is not available on site just yet, though it's something we're planning for the community. In the meantime, there are several charging options nearby in the Hardin Valley area, and our team is happy to point you toward what's closest.
Move-In and Move-Out Support

Yes, move-in includes a $250 administration fee along with the $65.00 application fee, both helping to secure your new home.

We want your space to feel like home, which is why you're welcome to decorate with standard picture nails as needed. Please note that we do ask residents to avoid changes to painting or the use of wallpaper.

We understand that life happens! If you need to end your lease early, the early termination clause in your lease agreement applies. This requires 60 days' written notice along with an early termination fee equal to two months' base rent. Letting our team know as soon as possible helps us guide you through the process smoothly.

Moving out requires 60 days' written notice provided to the leasing office ahead of your planned move-out date.

We follow all applicable Tennessee landlord-tenant laws, and any deposit refunds due are processed within 30 days.
Maintenance and Requests

Taking care of your home is something our team cares about, and we make it simple to get help whenever you need it. You can submit a request online through your Resident Portal, or reach our team by phone, email, or text.

Your comfort matters to us, so we work to address maintenance requests within 24 hours, keeping your home running the way it should.
Community and Lifestyle

We kindly ask residents to keep excessive noise to a minimum between 10 p.m. and 8 a.m. so the community stays comfortable for everyone.

Residences at Hardin Valley is close to I-140, putting downtown Knoxville about 25 minutes away for dining, shopping, and entertainment. Closer to home, you'll find Melton Hill Lake for boating and fishing, the Turkey Creek shopping area, and local spots like Orange Hat Brewing Company.
